The formula is straightforward. Lenders take your home value, multiply it by the maximum LTV they allow (usually 80–85%), then subtract your current mortgage balance. The result is your maximum HELOC amount.

The Formula:

(Home Value × Max LTV) − Mortgage Balance = HELOC Limit

Example: ($400,000 × 85%) − $250,000 = $90,000

But the formula is only part of the picture. Lenders also evaluate:
