Build a 90/180-day plan: budget, credit lift, DPA mapping, lender prep. Often required to qualify for grant programs (Charlotte's $95K Doorway, Cleveland Heights, etc.).

Credit + budget coaching

Sit-down with someone who reads credit reports for a living. They show you exactly which moves lift your score the fastest. Free.

Foreclosure prevention

If you're behind on payments, HUD counselors negotiate with servicers on your behalf. Many homeowners save their homes through this channel.

Reverse mortgage counseling

Required by law before you can take a HECM (reverse mortgage). Make sure you understand the trade-offs before signing.

Rental + relocation help

If buying isn't right yet, they help with rental search, relocation budgets, and saving plans for when buying becomes viable.

How to find one.
In an hour.

    Search HUD's database.

    hud.gov has a search-by-zip directory of approved agencies. Filter by service type. Free, no signup.

  2. 02

    Call before showing up.

    Some agencies do walk-ins. Most prefer scheduled appointments. Confirm the service you need is offered (some are pre-purchase only, others foreclosure only).

  3. 03

    Bring documents.

    Pay stubs, bank statements, credit report, debt list. The more they have, the more specific the advice.

  4. 04

    Ask for a written action plan.

    Good counselors give you a written summary with next steps + dates. If you don't get one, ask. Verbal coaching fades; written sticks.

Myth 01

Mistaking 'free' for 'low value'.

HUD counselors are funded by federal grants + nonprofits. The advice is professional-grade — not a sales pitch.

Myth 02

Confusing HUD counseling with credit repair scams.

If anyone charges you upfront to 'fix' your credit, walk. HUD-approved counseling is free or low-fee on a sliding scale.

Myth 03

Skipping it because you're not 'in trouble'.

Pre-purchase counseling is the highest ROI use case. Catching mistakes BEFORE you apply saves more than fixing them after.

Myth 04

Not following up.

The plan is the start, not the end. Quarterly check-ins keep momentum. Schedule the follow-up before you leave.
