Statewide Michigan program for first-generation homebuyers. Must combine with MI Home Loan. Initial $8 million in funding has been exhausted — monitor for potential refunding.

Eligibility: CURRENTLY PAUSED. Must be first-generation homebuyer (no parent owned home in past 3 years). Max $224,500 purchase price. Min 640 credit.

Detroit Land Bank — Rehabbed & Ready DPA

Up to 20% of purchase priceGrant

Grant for buyers purchasing renovated Detroit Land Bank Authority properties. Covers down payment, closing costs, prepaid expenses, rate buy-down, and repairs financed into renovation mortgage. Funded by Rocket Community Fund.

Eligibility: DLBA properties only. Below 120% MSHDA income limit for Wayne County. Must provide 12 months Detroit residency proof. Must complete homebuyer education.

FHLB Homeownership Opportunity Program (HOP)

Federal Home Loan Bank program. Forgivable after 5 years of owner-occupancy. Available through participating FHLB member banks and institutions in Michigan.
