Bucket 01

Maintenance: 1% of value annually

$300K home = $3K/yr = $250/mo budget. Some years you spend nothing; some years the roof goes. Average it monthly into reserves. Skipping this is how new homeowners end up financing $15K boilers at 24% APR.

Bucket 02

Utilities

Gas, electric, water, sewer, trash, internet. Often $200-450/mo depending on home size + climate. If you've been renting an apartment, expect a 50-100% jump for a single-family home.

Bucket 03

HOA / condo fees

Single-family homes: usually $0. HOA neighborhoods: $50-300/mo. Condos: $200-700/mo (covers exterior + sometimes utilities). Required, not optional. Increases over time.

Bucket 04

Insurance + tax escalation

Property tax goes up annually as the assessor reassesses. Insurance premiums went up ~20-40% nationally in the last 3 years. Even with escrow, the monthly slowly creeps up.

Bucket 05

PMI (if applicable)

On loans <80% LTV, mortgage insurance is added monthly. ~$100-200/mo on a $300K loan. Falls off automatically at 78% LTV on conventional. FHA carries it for life of loan unless you put 10%+ down.

Four traps
in the 'just the mortgage' framing.

Pitfall 01

Quoting only P&I.

Many calculators show $1,500/mo P&I and call that 'your mortgage payment.' Real PITI adds tax + insurance + (sometimes) PMI. Always run full PITI before deciding.

Pitfall 02

Forgetting capex.

Roof every 25 years. HVAC every 15. Water heater every 10. Driveway every 15. Average these monthly. The big-ticket failures will hit during your ownership window.

Pitfall 03

Skipping reserves at close.

Closing with $0 left in the bank = a small problem becomes a big problem. Always close with at least 3 months of PITI in reserve.

Pitfall 04

Underestimating utility jump.

If you're moving from a 700 sq ft apartment to a 1,800 sq ft house, your utilities can 2-3x. Get the previous owner's utility bills before close. Sellers are required to disclose in many states.
